1805 Ridley Blvd Apartments

v3 Realty, owned by Nashville residents Jonathan McNabb and Jim Darter, is building an apartment community at 1805 Ridley Blvd. The project tentatively breaks ground in 2024 and will be approximately 123 apartments including studio, 1-bedroom, and 2-bedroom units. All units will be for long-term rental at market rental rates. The building will have 5 floors of apartment units on top of 2 floors of parking garage.

Color variations on the above renderings are there to show a difference in materials only. These are not the final colors or materials chosen for the exterior of the building.

Board of Zoning Appeals Special Exception Request

We are requesting approval from the Board of Zoning Appeals (BZA) to increase the building height by less than 5 ft and reduce the setback facing Ridley Blvd and I-65. These changes allow us to increase the number of parking places in the garage to fully support the building and keep parking off of the streets.

NDOT:

v3 Realty has worked closely with neighbors to understand any concerns that they have about adding traffic to the neighborhood. As a result, we are working with NDOT and the local councilperson to push our garage exits to the street rather than the shared alley off of Ridley Blvd. This is in process.

Metro Parks:

v3 Realty has talked to Metro Parks about improving the Dallas Neil pocket park at 8th and Wedgewood Ave. These plans are still in the works as well as a plan to add a crosswalk from Argyle Ave to Reservoir Park on 8th Avenue that we believe would benefit our community.
